If you're researching a stucco project in Brooklyn or anywhere in NYC, you've probably heard the names Parex and STO. They are the two largest premium stucco and EIFS manufacturers in North America — and choosing between them is one of the most important decisions on any high-end exterior project. As one of the few NYC contractors certified by both, we get this question every week: "Which one is actually better?"
The honest answer: it depends on your building, your budget, and your exposure. Below is the no-marketing-spin breakdown we give to architects, building owners, and homeowners across Brooklyn, Queens, and Long Island.

What Each System Actually Is
Parex USA — The Value Leader
Parex was founded in France and is now owned by USG. Their flagship NYC products are the Parex CI Stucco traditional system and the Parex 365 EIFS insulation-and-finish system. The product line emphasizes broad availability, predictable pricing, and a balance of performance and cost. Most certified Parex installers in Brooklyn — including MNM Construction — use Parex on residential brownstones and row houses where the owner wants premium quality without the architectural premium.
Parex strengths in NYC:
- Excellent crack resistance with the included reinforcing mesh layers
- Strong rebound from freeze-thaw cycles common in Brooklyn winters
- Faster project schedules — products are stocked at most NYC distributors
- Lower per-square-foot cost on like-for-like specifications
- Wide range of textures: smooth, sand, swirl, knockdown, dash, and Spanish lace
STO Corp — The Architectural Standard
STO is the German-engineered system most often specified by architects on NYC commercial buildings, condos, and high-end residential projects. Their flagship products include StoTherm ci (continuous insulation EIFS), StoCoat Lotusan (a self-cleaning topcoat that mimics the lotus leaf), and StoSilco (a vapor-permeable silicone-based finish). STO is the choice when the architect or owner wants color and texture options that go beyond what any other manufacturer offers, or needs the longer commercial warranty.
STO strengths in NYC:
- Lotusan self-cleaning coating dramatically reduces dirt buildup on city-facing walls
- Custom color matching down to a paint chip — useful for landmark and historic district work
- Highest published vapor permeability among major systems
- 15-year warranty available on architecturally specified commercial projects
- Premium texture library including Atrio, Granite, Riemchen, and custom pattern molds
Brooklyn-Specific Performance: How They Hold Up
Freeze-Thaw & Winter Cracking
Brooklyn winters cycle through freeze-thaw 60 to 90 times per year. Both systems handle this well when installed correctly — the failure mode is almost always installer error (skipped mesh, thin base coat, wrong primer), not the system itself. We have personally inspected Parex installations from 2008 in Bay Ridge that show no cracking and STO installations from 2005 in Park Slope that look like they were finished last year. Crack resistance is functionally identical when both systems are installed to spec.
Salt Air & Coastal Exposure
If your building is in Brighton Beach, Sheepshead Bay, Bay Ridge, or any waterfront neighborhood, salt air is the single biggest stress on stucco. STO's Lotusan topcoat has a real edge here — the hydrophobic surface releases salt deposits with light rain instead of letting them sit and erode the finish. For coastal Brooklyn properties we typically recommend STO with Lotusan as the long-term-value choice, even though it costs 10–15% more upfront.
UV & Color Fade
Both systems use acrylic and silicone-based pigments rated for 20+ years of UV stability. Where they differ: STO offers a wider library of pre-tested color formulations that have been UV-tested for 25 years. If color longevity matters (a custom architectural color you don't want to re-coat), STO has an edge. For standard whites, beiges, and grays — the most common Brooklyn choices — both systems perform identically.
Dirt Pickup on City-Facing Walls
This is where STO clearly wins. The Lotusan coating dramatically reduces dirt buildup on walls facing busy streets — Avenue U, Coney Island Avenue, Flatbush Avenue, Atlantic Avenue. Five-year-old STO Lotusan walls in our portfolio look noticeably cleaner than equivalent Parex walls in the same exposure. If your building faces heavy traffic or is in a downtown commercial corridor, this matters.
Bottom line on performance: For a typical Brooklyn brownstone or row house away from the water and heavy traffic, Parex and STO are functionally equivalent and Parex is the better value. For coastal, commercial, or high-traffic exposure — or if you need a custom architectural color — STO is worth the premium.

Warranty: What You're Actually Getting
Both manufacturers issue their warranties only when the system is installed by a certified contractor. This is the most important sentence in this entire guide. A non-certified installer voids both Parex and STO warranties — and in NYC, the majority of "stucco" contractors are not certified by either manufacturer. Always ask for the contractor's certification number before signing anything.
Standard residential warranties:
- Parex: 5 years on materials, 1 year on workmanship (extended via certified installer)
- STO: 5 years on materials standard, 10 years on architectural commercial specifications
- MNM Construction adds: 10-year workmanship warranty on every install, regardless of system
Which Should You Choose? Our Recommendation Framework
Choose Parex if...
You own a Brooklyn brownstone, row house, or 1–4 family residential building away from the waterfront. You want premium quality at the best installed price. Standard color and texture choices are fine. Budget is meaningful but not the only factor.
Choose STO if...
You own a commercial building, condo, or high-end residential project. Your building faces heavy traffic, is on the waterfront, or you need a custom architectural color. You want the longest possible warranty. The 10-15% premium is worth the long-term advantages.
Common Myths We Hear in Brooklyn
"Parex is the cheap one and STO is the good one"
Wrong. Both are premium systems made by tier-1 manufacturers. Parex is positioned for value; STO is positioned for architectural specification. A correctly installed Parex wall outperforms a poorly installed STO wall every single time. The installer matters more than the brand.
"You can't repair a Parex wall with STO products" (or vice versa)
Technically you can, but you'll void both warranties. A certified installer always sticks with the manufacturer of the original wall when doing repairs. If you don't know which system your existing wall is, we can usually identify it from a small sample test on-site.
"EIFS is the same as stucco"
Different products. Traditional stucco is cement-based and applied directly to wire lath or substrate. EIFS uses a foam insulation board with an acrylic base coat and finish over the top. Both Parex and STO make both. EIFS adds R-value (insulation) but is more sensitive to water intrusion at penetrations — which is why a certified installer is non-negotiable. See our full comparison: Stucco vs EIFS Brooklyn.
How to Verify a Contractor Is Actually Certified
Both manufacturers publish certified installer directories. Ask the contractor for their certification number, then look it up directly:
- Parex USA: ask for their Parex Certified Installer number and verify with Parex distributor
- STO Corp: ask for their STO Authorized Applicator number — STO publishes the directory on their corporate site
- NYC license: HIC (Home Improvement Contractor) license verifiable at NYC DCWP
- Insurance: ask for the certificate of insurance with general liability and workers comp limits
- References: ask for 3 Brooklyn projects done in the last 24 months with addresses you can drive past
If a contractor cannot produce these credentials in writing within 24 hours, walk away. The cost of a stucco failure on a Brooklyn brownstone — water intrusion, mold, structural damage — runs into five and six figures. A certified installer is the cheapest insurance you'll ever buy.
